Those black streaks running down Florida roofs aren't dirt. They're gloeocapsa magma, an algae that feeds on the limestone filler in shingles. It eats your roof from the surface down.
Lichen and moss are worse. They send roots into the shingle granules and lift them off, shortening the life of the roof by years.
A pressure washer makes it look fixed for a few months, but the high pressure tears off the protective granules and the algae grows right back. Soft washing kills the growth at the root with a biodegradable solution, no pressure on the shingles. The Asphalt Roofing Manufacturers Association (ARMA) recommends low-pressure chemical cleaning, which is exactly what we do.

- Apply soft wash solution.Soft wash solution gently applied from bottom up to achieve even coverage. Low pressure, slow walk.
- Rinse and recheck.Light rinse, then a walk-around to confirm the work and inspect your gutters and downspouts for any debris loosened in the process. All landscaping thoroughly rinsed a final time.

How long does a clean roof stay clean?
In Sarasota, a soft-washed roof typically stays clean for two to four years before you'll see growth coming back. North-facing slopes and shaded areas may need attention sooner. I'll let you know honestly when you're getting close.
Will the cleaning solution damage my shingles or void my warranty?
No. Soft washing is the method ARMA, the asphalt shingle industry association, recommends. High-pressure washing is what damages shingles and voids warranties, which is why we don't do it.
Will the runoff hurt my plants or grass?
No. We pre-wet your landscaping before we start, which dilutes anything that lands on it. The solution itself is biodegradable. Plants then get a good post rinse to ensure dilution even further.
Do you walk the roof?
Often, yes. Walking lets me reach spots a ladder can't, like cleaning the pool enclosure gutter on the back of the house. I'm careful about which slopes I walk and which I work from the edges, based on the roof type and pitch. If a section doesn't feel right to step on, I work around it.
